Antoine Khoury, Managing Director of Tameer, shares insights on the latest developments and pipeline projects, in addition to Tameer's performance in 2020.
 
1. First, how was Tameer’s performance during 2020?
 
2020 was a year of unprecedented challenges, especially due to the repercussions of the Covid-19 crisis on the economic cycle, production capabilities and the investment environment. The real estate market witnessed a significant decline in sales rates, especially at the end of the first quarter and during the second quarter. Adding to this, that all companies faced health and organizational challenges that led to a relative slow-down in completion rates.
 
As for TAMEER, we were able to pass this critical stage, thanks to the strength of our financial position and to the commitment and support of our team during the crisis. In 2020 we launched a new, exclusive phase in DIAR project in 6th of October City, under the brand of "Garden Views", and we also launched and accelerated the handing over of units to our customers in AZAD in New Cairo. 
 
2. AZAD is a distinctive development on the real estate map. Tell us what's new about this project?
 
For TAMEER, AZAD represents the starting point of our plan to accelerate the company’s growth in the coming years. This project greatly contributed to modernizing the investment and operating vision of the company. In addition to the exceptional location of AZAD, across the street from the American University in Cairo and in the midst of the beating heart of New Cairo, and to above-market designs and construction material, we are currently launching a range of post-delivery services for Azadians, such as the internal finishing packages, in partnership with Designer Mona Hussein. 
 
We also assigned the security services to "Falcon", one of the leading security companies in Egypt. Moreover, we are currently preparing to launch the facility management program, in cooperation with market experts, which will offer, in addition to maintenance, a set of customized services for our clients. A community management mobile Application is also in the pipeline, which will facilitate the management of AZAD neighborhood and the activation of the social life between Azadians. 
 
Our vision aims to promote the concept of neighborhood bonds in AZAD, and to create close neighborly relations and lasting friendships among its residents.
 
3. There is a collaboration between TAMEER and Mona Hussein for the interior finishes of AZAD units. Tell us more about this collaboration and how will it positively affect your customers?
 
Yes, we are proudly collaborating with Mona Hussein Design House. Mona is currently working on the design of interior finishes for AZAD units, in order to facilitate and accelerate this complex process for our clients. Basically, we are offering our customers a set of interior design options, which were elaborated by Mona Hussein, with different choices of color tones, specifications and prices. This will allow our customers to easily choose what suits them the best. The selected finishing option can then be executed by a pre-qualified contractor, under the supervision of Mona Hussein. Moreover, we are currently completing the finishes and decoration of a sample apartment to assist the customers in their selection and decision. 
 
It is worth mentioning that this is not the first cooperation with Mona Hussein on AZAD, as she has already signed the design of the landscaping and outdoor spaces for the entire project, as well as the architectural design of the administrative building and the mosque, and the interior design of the "Community Lounge".

4. TAMEER has already launched the administrative building in AZAD. Tell us more about this project. How was it planned and what are the expectations of the company?
 
Yes, THE BUSINESS LOUNGE was recently launched, with sellable areas starting from 60 square meters. We are about to complete the civil works and the office units are expected to be delivered within a year from now. The building has an elegant architecture that was signed by Mona Hussein, which consists of modern facades and lines that match the contemporary character of AZAD. The commercial units of this building will be let to retail brands that will cater for AZAD community. 
 
This project will be the first mixed-use project to be developed by TAMEER in recent times, as the company seeks to expand its investments towards this promising sector. 
 
The building will also be home for AZAD Community Lounge, which contains a coffee lounge, a terrace, a multi-purpose hall, a kid’s area, mosque, a mini-gym and a business center. These spaces aim to create an upscale living environment, and to accommodate cultural, social and sports gathering activities for our customers.
 
5. What is new for TAMEER in the coming period?
 
The main objective of our company at the current stage is to consolidate our credibility, based on 66 years of experience in the Egyptian real estate market, during which we were able to delivering more than 27,000 housing units, as well as signing notable developments in the recent period, such as AZAD and DIAR. The company builds on this legacy of credibility and success to accelerate its growth in the coming years. 
 
We acknowledge the importance of the real estate investment and development sectors in the national economy, as well as Egypt's leading role and attractive position in the region and the world as a preferred investment destination and a growing economy. Therefore, the company looks forward to playing an active role in developing and modernizing the real estate sector, and to be one of the players that add value to the sector and to the country. Consequently, the company is currently preparing for new mixed-use developments that will hopefully be announced in the near future.
